Why did the Lord promise to build a house for David?

2 Samuel 7:11 (ESV)

11 from the time that I appointed judges over my people Israel. And I will give you rest from all your enemies. Moreover, the LORD declares to you that the LORD will make you a house.

The Lord’s promise to David is both an extension of his sovereign choice of David to rule Israel,1 and a reward for David’s loyalty. The Davidic covenant is a grant-type promissory covenant whereby the overlord bestows gifts on the vassal for his loyal service. David was given the grace of dynasty because he served God with truth, righteousness, and loyalty (1 Kings 3:6; see further 1 Kings 9:4; 1 Kings 11:4, 1 Kings 11:6; 1 Kings 14:8; 1 Kings 15:3).2
